Prepare and agree on budget

• Sign papers

 

Get permit to build (if inside city limits)

• File for builders risk 
  

Build pad 

Build foundation

• Foundation men lay out foundation
• Plumber runs drain lines
• Foundation men finish framing foundation and dig trenches
• Plumber runs copper (this finishes rough out and he takes first of three draws)
• Foundation men run steel
• Electrician sets floor plugs
• HVAC runs vents if necessary
• Treat for termites
• Pour foundation 
  

Framing begins

• Order windows  
• Order special plumbing fixtures
• Order front door, back doors
• Pick roof shingles
• Pick brick
• Order cabinets
• Put felt on after decking
• Put windows in
• Put in doors and construction locks
• Finish framing, order inspection 
  

Top Out

• Order interior doors
• Electrician runs wiring
• Plumber sets tubs, raises copper
• HVAC run ducts
• Pest control system installed
• Sound and security wiring 
• Brick anytime in next month 
  Pick style of trim (crown mold, baseboard, interior doors)
  Insulation 
• Sheetrock
• Order tile
• Order carpet
• Order counter tops
• Pick light fixtures
• Pick lock out package (door knobs, toilet fixtures, etc.) 
  Tape/float/texture 
  
  

Trim starts

• Install cabinets
• Install interior doors
• Trim baseboards, crown molding, chair rail, etc. 
• Paint 
• Tile 
  
  

Trim Out

• Install light fixtures

 

HVAC final

• Set vanity tops
• Trim out plumbing
• Final concrete driveway, sidewalks 
  

Install Carpet 

Lock Out

• Door knobs, towel, toilet fixtures, door stops, closet rods
• Hang doors 
  
  

Order final inspections

• Order gas installed
• Electrical, call WTU for permanent hook up after inspection by city
• Plumbing
• Mechanical
• Total final
